Step One is discussing your vision. We want to know what you are thinking so we can all be on the same page.
Step Two is finding the perfect piece of land. Finding the right lot can make all of the difference.
Step Three is land surveying. We need to make sure there are no building restrictions or covenants prior to building to ensure no surprises along the way.
Step Four is turning your vision into reality on paper. We work with you on the structural design of your home. The renderings we create together with our drafts team will be used by our trusted contractors to build your home.
Step Five we submit the building permits. Vancouver Island can sometimes require a variety of reports and permits due to preserving the beautiful island we are proud to call our home. Living Land will obtain everything necessary to ensure full compliance with all building regulations.
Step Six is finalizing the budget. Taking into account your financial considerations with your dream home design we will work with you to make sure your target budget remains attainable.
Step Seven is the building process! With our trusted contractors and suppliers we start with a rock solid foundation and then move onto framing, plumbing and HVAC, roofing, siding, windows, and doors. Once the exterior is complete we begin on the interior with all of your personal selections from kitchen cabinetry to lighting to wall colours. Your vision truly becomes a reality in this stage!
Step Eight is the walk through process. We meticulously go through your home to make sure nothing is missed and obtain an occupancy permit from the building inspectors. We walk through the home with you to make sure you are 100% satisfied and hand over your keys so you are free to start moving in! We proudly offer 1-5-10 year home warranty on all of our homes.
